In 2026 in Prague an apartment renovation typically costs 12,000–25,000 CZK per m². What influences the price, where to save and where not — we have compiled real numbers from current projects.

Why renovation prices in Prague differ so much

Perhaps the most common question we hear from clients before we even see the apartment is: "How much will the renovation cost me?" The answer is always the same — it depends. And this is not an evasive phrase. The price of renovating a 50 m² apartment in Prague in 2026 ranges realistically from 600,000 CZK for cosmetic adjustments up to 1,800,000 CZK for a complete intervention in layout, wiring and kitchen. Many factors enter the price.

In this article we have tried to compile indicative numbers based on real calculations from recent projects. Please consider them as a guideline for budget planning, not a binding price list — we will always tell you the specific price only after a visit and survey of the apartment.

Price per m² — indicative ranges for 2026

On average, the price of a complete apartment renovation in Prague in 2026 ranges from 12,000 CZK/m² for simpler adjustments to 25,000 CZK/m² for renovations with higher material standards. If you are fully demolishing the layout, replacing all wiring and ordering a custom kitchen, you can easily reach 28,000–32,000 CZK/m².

This price usually already includes material, work of all trades, project coordination and waste disposal. It typically does not include furniture, appliances and designer elements (lamps, curtains, accessories). From our experience, it is good to count an additional 10–15 % reserve in the renovation price for unexpected situations — in Prague panel buildings it is common that after removing the tiles something appears that the project did not anticipate.

What influences the price the most

Three items that make the biggest difference in the budget are the scope of intervention in wiring, bathroom equipment and kitchen. Replacing electrical wiring in a standard 3+kk in Prague costs 80,000–140,000 CZK including material, complete bathroom renovation 250,000–500,000 CZK depending on tiles and sanitary ware, and a custom kitchen unit starts at about 180,000 CZK and easily exceeds 500,000 CZK for premium kitchens.

On the contrary, items that clients often fear (for example demolition or masonry repairs) form a smaller share of the total price than it might seem. Demolition in a 50 m² apartment usually costs 35,000–60,000 CZK including debris removal.

Where it pays to save and where not

It makes sense to save on things you can easily replace yourself later — for example painting, furniture or designer accessories. It does not make sense to save on water and electrical wiring, bathroom waterproofing or fixtures connected directly to the wiring. There you cannot reach later without demolition — and costly later modification is always significantly more expensive than a quality solution the first time.

For flooring and tiles, very cheap variants (vinyl below 300 CZK/m², tiles below 250 CZK/m²) may save about 30,000 CZK in the budget, but you will want to change them in a few years. From our experience, the middle material class pays off — the price-to-lifetime ratio is best there.

Small modifications versus complete renovation

If you are looking at apartment refresh rather than complete renovation, prices will be significantly lower. The classic package "new bathroom + painting + new floors in a 2+kk" in Prague in 2026 ranges around 350,000–500,000 CZK. Separate kitchen replacement without demolition 200,000–400,000 CZK depending on equipment. Painting the entire 2+kk apartment with basic patching and wall repairs costs 35,000–60,000 CZK.

For these smaller projects it is important to plan the order well. Sometimes it pays off to do more adjustments at once so you do not pay twice for moving furniture, surface protection and cleaning.

How to prepare a realistic budget

Before contacting us, we recommend roughly listing what all you want to change. You do not need project documentation or technical solutions — it is enough to name priorities ("I want a larger bathroom, new kitchen unit, brighter bedroom"). From that we can estimate the price range and propose where it pays to invest more and where, on the contrary, to save.
