Where are you based and where do you work?

We are based in Prague-Šeberov (K Rozkoši 1033). We work throughout Prague and the Central Bohemian Region. For larger projects (for example facades for Lesy ČR in Rumburk) we travel further — it depends on the project scope and agreement.

What do you offer?

Complete construction portfolio — apartment and house renovations, family house shells, masonry, drywall, tiles and floor tiles, facades and insulation, architectural concrete structures, interior modifications and finishing works. See the Services section.

Question 3

Can you coordinate all trades, or should we arrange tradesmen ourselves?

Accepted Answer

By default we coordinate all trades — electricians, plumbers, heating engineers, tilers, painters. You have one partner for the whole project and one point of contact for communication and invoicing. If you have your own tradesman (for example a long-term electrician), we include them in the schedule — no problem.

How do I best request a quote from you?

Do you work for corporate clients and housing associations?

Accepted Answer

Yes. We regularly deliver projects for private investors, corporate clients and housing associations and building cooperatives. For associations we also prepare the documentation for approval meetings (itemised quotations, technical descriptions).

Question 6

How much does apartment renovation cost per m²?

Accepted Answer

In 2026 in Prague: 12,000–15,000 CZK/m² for simpler renovations, 16,000–22,000 CZK/m² for standard renovations, 23,000–32,000 CZK/m² for premium solutions (designer materials, layout changes). These figures include labour and common materials; they do not include furniture, appliances and designer accessories.

Do you charge a deposit?

Yes, but we work with a reasonable payment structure — usually a smaller starting deposit (about 15–25 %), then progress payments based on completion of stages, with a final payment after handover. Everything is in the contract — no surprises.

Question 8

What do I have to pay beyond the offer?

Accepted Answer

The offer includes all construction work and materials. Outside the offer are usually: custom kitchen units, designer appliances, decoration, furniture. If you want to change the scope during the project (more tiles, better floor tiles), we prepare an amendment with the price difference — we never add anything without your approval.

Question 9

Can I buy the material myself?

Accepted Answer

Yes. If you want to choose tiles, faucets or kitchen units yourself, we give you a precise list (quantities, dimensions, requirements) and you buy them. Some clients prefer this — they have full control of purchases and sometimes save. Our experience: for common materials it pays to leave it to us (we know cheaper sources); for designer choices it is better that you choose yourself.

Will you help with the Nová zelená úsporám grant?

For insulation and related work — yes. We prepare documents for the energy specialist, deliver invoices in the format the grant programme requires, and coordinate delivery with programme conditions. The grant application itself is submitted by the client or via a specialised company, but our documents are the foundation.

Is the price quotation free?

Accepted Answer

Always. After the visit and survey (which is also free) you receive an itemised quotation within 5–7 business days. The offer is valid for 60 days and does not commit you to anything.

Question 12

What does the first meeting look like?

We come to you for a survey (free, usually within a week of contact). We discuss your project, look at the existing state, take measurements and define the basic scope. The meeting usually takes 60–90 minutes. After that we send you the price quotation.

Question 13

Who communicates with the client on site?

The site manager. They are your sole point of contact during execution — you do not have to communicate with each tradesman separately. They send you a weekly summary of work with photo documentation, manage scope changes and keep deadlines.

What do you do with dust and debris?

Accepted Answer

In apartments we cover transitions, remove debris continuously into large containers (placed in front of the building). In occupied apartments we create dust barriers (foil + tape) so dust does not spread to preserved areas. After completion we do a thorough cleaning.

Can I live in the apartment during the renovation?

Accepted Answer

For smaller modifications (one room, small bathroom) — yes, we then handle it considerately with protection of preserved parts. For larger renovations (full apartment, bathroom + kitchen at once) we recommend temporary alternative accommodation for your own comfort. We agree on it before starting.

Will you handle the building permit?

Accepted Answer

For typical renovations without intervention into load-bearing structures, a building permit is usually not required (registration with the housing association is enough). For interventions into load-bearing walls, extensions or additions we help with documents for the building authority — situation plans, technical reports, neighbour approvals. We cooperate with designers if project documentation is required.

How long does an apartment renovation take?

Standard renovation of a 3-bedroom apartment in Prague: 8–12 weeks. Smaller renovations (one room, bathroom): 2–4 weeks. Complete apartment with layout changes and new wiring: 10–14 weeks. The exact deadline depends on scope and tradesman availability — we will tell you at quotation time.

How quickly can you start after signing the contract?

Accepted Answer

Usually 4–8 weeks after contract signing. The specific date depends on current capacity and season — spring and autumn are typically busier. If you are in a hurry, tell us at the first meeting — we can often adjust the priority.

Question 19

What if you miss the deadline?

Accepted Answer

Deadlines are in the contract with specific milestones. If a delay arises on our side, you receive immediate notification and we propose a remedy. For delays on our side (not, for example, waiting for your material decision), the contract includes penalties.

Question 20

What warranty do you provide?

Accepted Answer

On construction work we provide the statutory 24-month warranty. For some elements (quality fixtures, floors) we pass on extended manufacturer warranties — up to 5 years. In case of a warranty claim we are typically in Prague within 2 business days.

Question 21

Do you have liability insurance?

Accepted Answer

Yes, we have professional liability insurance. If during construction your property or neighbours' property is damaged, we handle it through the policy — you do not have to worry.

Question 22

Do you sign a written contract?

Accepted Answer

Always. The contract for works includes the scope of work, the itemised price, the schedule with milestones, invoice maturity, terms for changes and warranty. Before signing there is time to read it independently, and we are happy to send it to your lawyer if you prefer.

Question 23

Who provides the electrical certificate?

In our team we have certified electricians with revision authorization. After completing the wiring you receive a certificate — that is the proof that the wiring meets the standards. Similarly we issue water/heating certificates after wet trades are completed.
